At this time of the year we can take some time out to teach our children about giving thanks and living in gratitude.
The best way of course to teach gratitude is by being a good example of being in a thankful state of mind.

You can gather your children around your computer right now and go to this site:

All you do is click on the card you want to send and then click on what you want the words on the text side of the card to say.
You don't even have to think to do this because it is all done for you. You just have to choose the card and the text out of the ones on the site.
Then you just click send.


Xerox prints out the postcards and then these cards go into the care packages that Givetothetroops® sends to our soldiers.
What a gift Xerox is giving to the troops. I really appreciate a company setting a great example like this.
The cards have all been designed by children and are patriotic. There are many patriotic symbols and messages to choose from. 

There is a link on the site where you can read the responses from soldiers around the globe.
For some of these soldiers, your card will be the only mail they get from home.

As I was leaving an un-eventful Valentine's Day today, one of the mail clerks yelled "Adams!! You have a package!!" A package, I thought to myself. I'm not expecting anything. What could this be? I took the box into my office and closed the door. As I opened the box, a flood of joy came over me as I looked over the cards from you and the young ones, one of my co-workers walked in to see tears rolling down my eyes. I had never received a gift with this much love, packed into one little place from someone that I've never known.

As I thought about what the cards talked about with soldiers giving their lives and privileges up to ensure the freedom of Americans, it was nice to know that someone out there does not take it for granted. I don't know who you are, but you are truly a gift from God. The gift that gives me the drive to serve my country proudly. As you pray that the Lord keeps the soldiers here safe and brings us home, I pray to the Lord that people like you do not die off from this world. Your contributions are nowhere near inadequate. Please never forget what this means to a soldier. Thank you for your love and thoughts.

As to income taxes, the State of Georgia's Income Division's Tax website offers the following information:

Taxable Social Security and Railroad Retirement on the Federal return are exempt Georgia Income Tax.

A retirement exclusion of $35,000 is allowed provided the taxpayer is 62 years of age or older, or the taxpayer is totally and permanently disabled. Retirement income under Georgia law is defined as interest, dividends, net rentals, capital gains, royalties, pensions, annuities in addition to the first $4000.00 of earned income. Earned income is income from a trade or business, wages, salaries, tips, or other compensation.  Both spouses can qualify for the retirement exclusion but each much qualify separately.   Even part-year residents and nonresidents can benefit from this exclusion.  Part time residents and non-residents must prorate the retirement exclusion.

As to real estate taxes in Glynn County, Georgia (which includes Saint Simons Island, Jekyll Island, Sea Island and Brunswick, Georgia addresses, in addition to a homestead exemption in the amount of $10,000 of your assessed property value, a owner occupied home in Glynn County Georgia is entitled to apply for the second tier of our  homestead exemption made available through the passage of legislation known as the Scarlett-Williams Act. 

In 2000, this act was passed and named for its legislative sponsors.  This second tier of the homestead exemption only applies if the property is your primary residence.  As long as the owner does not sell, relocate or substantially remodel the property, the assessed value will be frozen. This legislation was designed to protect the residents from the many property value increases in Glynn County's due to recent years many increases in values.

$8000 First Time Home Buyer's Tax Credit

On Friday, November 6, the President signed into law the extension for the $8000 first time home buyer’s tax credit.  There were a couple of important changes to the law that should help out more home buyers and sellers.  The extension did two things, it allowed for the extension of the 2009 first time home buyer's tax credit and created another tax credit for existing home owners. 

Who qualifies for the first time buyer tax credit?

-         $8000 will be the maximum credit for any new home buyer. 

-         A new home buyer is a purchaser who has not owned a principal residence in the past 3 years.   The purchaser’s spouse will also have to meet this qualification.

-         The income levels have also been increased.  Single buyers must make less than $125,000 annually and married buyers must make less than $225,000 annually to qualify for the total credit.  There is also a $20,000 window, for buyers to receive some credit if they make more than the allowed levels.  But no credit is given to single buyers who make more than $145,000, and married buyers who make more than $245,000.

-         As long as you keep the property for at least 3 years, you will not have to repay this credit.  However, if you sell the property the total credit will have to be repaid.

 

Who qualifies for the current homeowner tax credit?

-         You must have owned your current property for at least 5 consecutive years out of the last 8 years to qualify for the credit of $6500.

-         The aforementioned income limits also apply.  ($125,000 for single, $225,000 for married, $20,000 phase out).

-         Must purchase your new home between November 7, 2009 and April 30, 2010.  You may also close the property before July 1, 2010 if it is under contract on or before April 30, 2010 deadline.

 

What properties will qualify?

-         These credits are for the purchase of a primary residence.  Condos, town homes, single family, new construction and re-sale homes all qualify.

-         The property must be purchased for less than $800,000.
